Depending on the state of the market at any given time, break options can be used by either a landlord or a tenant to help restructure their lease and secure more favourable terms.  Our team of experts regularly advise on lease restructures and how best to secure favourable terms for the client. Lease Expiries and Renewals

Unlike rent reviews, the end of a lease offers the opportunity for the current lease agreement to be restructured and can involve the rent going up as well as down. Our team advise both landlord and tenant clients on the mechanisms associated with lease expiry and can guide on whether to serve a Section 25, 26 or 27 Notice, depending on requirements and the state of the market going forward.

Arbitration and Independent Expert

Where it has not been possible to negotiate a settlement on a rent review, the lease will usually allow for either party to apply for third party, whether it be Arbitration of an Independent Expert.
